Vassall Centre, Fishponds

Bristol Civic Society supports the principle of redevelopment of this under-developed site to use it more efficiently but we have some concerns with the preapp proposals. It is important that building design reflects the scale and character of the locality. We are concerned at the number of three storey buildings in this location. Uses should reflect community needs which should be assessed in conjunction with the local community. Car parking provision needs to balance the relative remoteness of the site and the particular needs of potential client groups with the wider environmental aim of reducing private car journeys. We note the developers’ commitments to producing a low energy development, support that approach and look forward to seeing details in later plans.

  1. “Relative remoteness” of an urban site that’s:
    – Directly on the number five bus route
    – 8 minute’s walk to Fishponds Road, also with regular buses
    – 5 minutes’ cycle to the Bristol to Bath railway path.
    – 25 minutes’ walk or 9 minutes’ cycle to both Fishponds and Downend neighbourhood centres, supermarkets etc.

    In 2021 should the Civic Society really be proposing developers increase parking on urban, well-connected sites?
