Cannon Street – East Street

2-8 Cannon Street / 160-164 East Street, Bedminster

The proposal is for a new health hub and pharmacy at ground floor level, together with the provision of 60 Co-living studio flats on the upper floors, and communal internal spaces including lounge, communal atrium space, co-working space, laundry, gym, cinema/ function room and external garden terrace.

The Society is pleased to see the expansion of health services at this prominent corner site in Bedminster.

However, we object to a number of aspects of the design:

  • the height of the proposal is out of keeping with the conservation area and character appraisal. The development should step up within the site to a focal point at the corner.
  • the elevational treatment proposed of this locally unlisted ‘building of merit’ is poor.
  • the co-living studio flats are too small, and are single aspect. Many of the studios fail the daylight analysis. They are on a busy road junction, and the noise report says a mechanical air ventilation system is required, but the design does not seem to have space for it.
  • the open terrace is welcome. however it is unclear whether the area is large enough to give the studios the minimum private outdoor space required by Council standards.
  • the addition of the green walls (behind which is the proposed cinema) does not add to the design and seems to be an afterthought, as do the Juliet balconies behind which are windows that cannot be opened.

  1. I like the design and think BCS comments are being unreasonably unfair and harsh.
    It’s unfair to say the elevational treatment is ‘poor’ – that’s completely subjective.
    I’m unsure what the actual purpose of the BCS design reviews are except to criticise?
    The BCS seems to want to nit pick on every design these days and the comments aren’t constructive.
    As a member I hope others don’t think that the panels comments are a reflection of the society.
