Filwood and Verona House: update

The Society supports the planning application for the redevelopment of this brownfield site in Fishponds, one of three adjacent major developments on industrial land. It notes the significantly reduced densities from earlier plans. It supports the illustrative layouts which are imaginative and which will create attractive living neighbourhoods.

However, the Society identified the following issues:

  • Need for a comprehensive master plan – this site is one of three large sites in Fishponds which are being brought forward for residential development. Taken together there will be well over 1,000 new homes. (An ‘Atlas Place Vision & Strategy’ has been published as part of the papers submitted for the planning application.)
  • Need for enhanced provision of employment space – we press for more space to be provided for jobs.
  • Need for appropriate provision of affordable housing-the current proposals do not deliver a sufficient provision of affordable housing. Council Policy seeks a level of 30% affordable housing, yet this application delivers only 5%.
  • Need for appropriate provision of health facilities – it is apparent that existing NHS health provision in Fishponds is already stretched meeting the needs of existing residents. There is therefore an important requirement for a significant financial contribution to the NHS.
